1We’ll Perform a Comparable Market Analysis. You’ll get a comprehensive assement of the value of your home, based on an in-depth review of similar homes that have sold in the area. We’ll combine this information with an expert opinion of current market conditions, so you’ll know the right price for your house.
2We’ll Take Professional Home Photography. Your home will be shown in its best light, as we take ample photographs that “tell the story” of your home.
3We’ll Install Professional Property Signage. You’ll get professional “For Sale” signage delivered and installed on your property.
4We’ll Design Professional Flyers. You’ll get professionally designed flyers of your home and we’ll provide the flyer box to put them in. Plus, you’ll have an electronic copy of this flyer, so you can print as many additional flyers as you need.
5We’ll Install an MLS Lock Box. Your home will be protected. An official MLS lock box will be placed on your door, so other agents can schedule showings of your home. Your Hometown agent will be aware of everyone who enters your home – and so will you.
6We’ll Market Your Home on the Internet. Your home will appear in the Multiple Listing Service, other real estate agencies’ websites, plus numerous national web site like Realtor.com® and Trulia.com®. Your home will also become a Featured Listing on dreamidaho.com.
7We’ll Promote Your Listing to Other Agents. Using local MLS scheduled tours, we’ll make sure other agents have a chance to take a guided tour through your home, giving them valuable insights that they can convey to their prospective buyers. Your Hometown Listing Agent will be present to answer any questions, on your behalf.
8We’ll Schedule Home’s Showings. As prospective buyers inquire about your home, your Hometown Listing Agent will be responsible for scheduling showings at times that are convenient for you.
9We’ll Provide You with Weekly Reports. You’ll know what’s happening in the local real estate market, including recent home sales or new listings. This information will help you undersand how your home fits into the local market.
10We’ll Represent You In Negotiations. When a buyer’s agent brings an offer, your Hometown Listing Agent will represent your interests during negotiations. You won’t have to “haggle” with the buyer directly, like a typical For Sale By Owner (FSBO) listing. If your Hometown ate Listing Agent finds the buyer for your property, you and the buyer will be notified of our “dual agency”, with the agent being compensated according to the terms of the listing agreement.
11We’ll Schedule the Inspections and Appraisal Appointments. As part of a sale, there will likely be inpections and appraisals require by the buyer or buyer’s mortgage company. Your Hometown Listing Agent be responsible for scheduling these at times that are convenient for you.
12Coordinating Escrow Through Close. Of course, with banks, title companies and other entities involved in most sales, there is a lot of paperwork involved, too! Your Hometown Listing Agent will handle all of this, so that the final paperwork is complete and in order, so you won’t have to worry about it. Your Hometown Agent will be with you all the way.
